The situation

You: You visited the apartment and want it. Now the landlord brings the lease (le bail).

Them: The landlord, Monsieur Bélanger, explains the conditions.

Goal: Understand what's included, who pays what, and your rights before signing.

Voici le bail. C'est le formulaire officiel du Tribunal administratif du logement.
Here is the lease. It is the official form from the housing tribunal.

Merci. Est-ce que le chauffage et l'électricité sont inclus dans le loyer ?
Thank you. Are heating and electricity included in the rent?

Le chauffage est inclus, mais l'électricité est à votre charge. Vous devez ouvrir un compte avec Hydro-Québec.
Heating is included, but electricity is your responsibility. You have to open an account with Hydro-Québec.

D'accord. Et si quelque chose se brise, par exemple le frigo, qui paie la réparation ?
OK. And if something breaks, for example the fridge, who pays for the repair?

Les électroménagers fournis, c'est ma responsabilité. Si c'est un dommage causé par vous, c'est la vôtre.
Appliances provided are my responsibility. If it is damage caused by you, it is yours.

C'est clair. Le bail est d'un an, c'est ça ? Qu'est-ce qui se passe à la fin ?
Understood. The lease is for one year, right? What happens at the end?

Il se renouvelle automatiquement. Si je veux augmenter le loyer, je dois vous envoyer un avis trois mois d'avance, et vous avez le droit de refuser.
It renews automatically. If I want to raise the rent, I must send you a notice three months in advance, and you have the right to refuse.

Parfait. Est-ce que vous demandez un dépôt de garantie ?
Perfect. Do you ask for a security deposit?

Non — au Québec, les dépôts de garantie sont interdits. Seulement le premier mois de loyer à la signature.
No — in Quebec, security deposits are illegal. Only the first month of rent at signing.

Très bien. Je suis prête à signer.

Grammar in this conversation — Si-clauses for conditions — si + présent, présent/futur

Leases are full of conditions: si + present tense, then present or future in the main clause. Si quelque chose se brise, qui paie ? · Si je veux augmenter le loyer, je dois vous envoyer un avis. No conditional inside the si-clause — that's the classic mistake.
